OPEN HOUSE: Don't Let Them Grab and Go When I do an open house I make certain to take all the brochures or flyers out of the box or tube on the yard sign. I've often seen people stop because of the open house sign and if they are shy they'll just take the brochure and keep going. Make them come in and take a look, by not giving them all the information at the curb
In a slow market lots of agents take the listing and then don't communicate with the seller because they have nothing good to say. I contact each of my listings, without fail, every Tuesday. If there has been absolutely no activity, I simply tell them that. Generally though, even though nothing has happened with their particular listing, something has happened in the neighborhood. Whatever it is, I tell them and, if appropriate, discuss a price reduction.

Think about tasks that drag you down, identify them by listing what tasks take away precious time from your money producing activities. One of the most effective ways to manage your time and your day is to change your voice mail message every day and let people know your schedule. While we tend to let our phones run our lives, an hour or two out of the loop won't ever really kill a deal.
My message today says, "Hello and thanks for calling. This is Bob Carrier with XYZ Realty and today is June 1st. I am out of the office on appointments all day, but feel free to leave a message here in my voicemail.
I will return calls at 11:30 this morning and again at 4:00 this afternoon.?
No matter who is calling, they know exactly what the deal is and what to expect. There is nothing worse though, than forgetting to update the message daily!
Are you are reactionary in the handling of your business? If so, then you are a willing participant in a chaotic environment. TAKE CHARGE! Proactively spend ten minutes either last thing at night or first thing in the morning planning your day, then you are in control of your day. ALWAYS schedule your least desirable task in first or second position on your daily activity plan. When you get that over, you will feel better and have a more optimistic view for the rest of the day.
